ARC Requests
How to submit your improvement / alteration / change project request to the College Park Estates Homeowners Association Architectural Review Committee (ARC):
1. You may submit the ARC Request Form (located in the link below) to Home Association Solutions for approval.
The target service level is to acknowledge your request within 3 workdays and provide your written response within 15 workdays after your request is acknowledged. A non-inclusive list of the current ARC guidelines for handling exterior improvements and alterations are listed below. If you have any exterior improvements or alterations in mind that are not covered in the guidelines, please contact the Home Association Solutions for discussion.

Non-inclusive list of the current Architectural Review Committee (ARC) guidelines for handling of exterior improvements and alterations requests:
1. No inconsistent roof treatments for homes with common walls.
2. No inconsistent exterior wall covering types or color treatments for two home units with common walls. When work is done separately, both must obtain the same color scheme within 30 days, unless there is unforeseen weather caused delay.
3. Replacement roof must be covered with wood shingles, wood shakes, slate, tile, or architectural composition 30 # or better shingle. An example of a compliant composition shingle type is GAF Timberline HD. The roofing type and color must be the same for the entire roof of two homes with common walls. The new Metal or Synthetic technology roofing systems may be submitted to the ARC for consideration. Please note that if a wood shingle or shake replacement roof is selected, we strongly recommend a product treated with fire retardant.
4. No fences shall be nearer to the front lot line than the location of the home main front entrance.
5. For homes on corner lots, no fences shall be less than 20 feet from the street facing side lot line.
6. All fences must be of wood or wood-appearance composite material. No chain-link style fence of any kind is allowed. Metal fence systems may be submitted to the ARC for consideration.
7. No fences shall be higher than 6 feet in height above grade. Fence proposals for fences having height of greater than 6 feet may be submitted to the ARC for consideration, additional explanation and justification will be needed.
8. Fences facing front or side streets should have plantings at the outside base for the length of the street exposed fencing.
9. Deck additions or deck replacements that change the exterior appearance of your property to other owners require ARC review and approval. General ARC standard for deck projects is that they shall meet all subdivision property line setback requirements and all Overland Park building permit approval requirements.
10. Driveway and front entry sidewalk shall be concrete. Driveway and sidewalk minimum standard is that there shall be no cracks wider than 1/16 inch or longer than 20 feet, and that there is no loose or dusting gravel larger than 3 square feet. Other hard surface driveway systems may be submitted for consideration.
11. Exterior handicap entry access ramps shall painted or stained to consistent in appearance with the existing home, with the sole exception that non-matching non-slip ramp coatings are allowed. No raw / unpainted wood will be allowed. Metal or synthetic ramp systems may be submitted to the ARC for consideration.
12. Front foundation must have continuous plantings consisting of shrubs, trees, or flowerbeds. Houses on corner lots must also have continuous plantings consisting of shrubs, trees, or flowerbeds for the length of the street exposed side wall.
13. No mast and antenna system shall extend higher than 10 feet above the roofline of a home. No detached mast and antenna system on a home property is allowed.
